While many people vacation in Texas for only a week at a time, many of our northern neighbors have grown accustomed to spending the entire winter season in the South Padre Island Area.
Although most Winter Texans become very ‘localized’ by remaining in one area of the state during their stay in Texas, the vast majority of them drive down in RVs.
Each year, thousands of retirement-age visitors spend anywhere from one to six months in the Lone Star State. This group of part-time residents has come to be known as Winter Texans. Over the years, a number of small towns across Texas, who rely heavily on the business the Winter Texans bring, have begun catering to this winter crowd.
Each year from November through March, thousands of visitors from northern states spend time in Texas.
These Winter Texans are more than just tourists to the Lone Star State - many are actually part-time residents. And, over the years the number of Winter Texans has grown so large that many towns and areas now stage events and activities just for them through the winter months.
Winter Texans, spending two to four months in the Lone Star State, have developed a penchant for many saltwater sportfish often overlooked by resident Texas anglers.

South Padre Island stands out among buyers and vacationers
The beaches – White sands and Blue Water with no cars allowed on the beach!
The weather – The temperatures here are warm to mild throughout the entire year.
The on-island activities – Our beachfront real estate is surrounded by pristine, natural beauty. The island has parks that maintain the area’s natural appeal and miles of undeveloped land to the north.
Also, vacationers will find plenty of opportunities to parasail, boat, swim, fish, snorkel, horseback riding, nightlife and more.
Off-island activities – located very close to Mexico, we have a two nation - vacation.
Beachfront real estate generally stands out as one of the best possible investments. It tends to retain value – Even in economic downturns, beachfront property tends to hold its value.
While it might not increase in value during dips in the market, this type of property is known to rebound very quickly. This is especially the case in higher demand areas or those that are gaining in popularity such as South Padre Island. |
