Although there have been Spring Breakers arriving, merchants are looking forward to Texas Week. About 200,000 spring breakers flood the Island’s resort area each year pumping over 200 million dollars into the local economy. While many residents and merchants support this yearly ritual there are many that see it as a nuisance.


How does Spring Break affect real estate values and life on South Padre Island?

Pros:
  • Economic Boost: The 200 million dollars a year helps many merchants make enough money to be able to remain open throughout the year.
  • Nationwide Attention: Spring Break brings media attention to the area which leads to higher interest as a result property values increase.

  • The city prepares for Spring Break with a yearly make-over and clean-up.
Cons:
  • Three weeks out of the year the Island residents have to deal with large amounts of traffic.
  • If you rent your property during that time, you need to invest in furniture and flooring that can withstand the beating.
  • The business objectives for short term rentals cause friction with permanent residents' desire for quiet enjoyment.
  • City planning has to deal with attracting once a year needs for spring break and longer term needs for 2nd home housing market.

For those that are interested in a property for investment purposes Spring Break is the best time of year, while for those looking at South Padre as a peaceful place to retire think it is the worst time of year.  The fact is that properties that generate rental income are easier to sell in the future and are more likely to rise in value because Spring Breakers are willing to rent them.  Three weeks out of the year is a small price to pay for the economic benefits gained by Spring Break.

Cheaptickets claims to be the best spring break value destination

South Padre Island, where demand and value come together, is a great choice for student travelers. This is why CheapTickets has named the Texas favorite the "Best Spring Break Value Destination" for 2007.

With the Average Daily Rate for a 3-star hotel at $111.68, South Padre Island's Spring Breakers will likely pay less than half of traditional destinations such as Key West. Drivers at South Padre Island have a new concrete median down Padre Boulevard to get used to this season. Drivers also will be limited in making left turns onto some side streets.

Driving on the beach is banned by South Padre Island but is allowed by Cameron County on its portion of the beaches.

You are not allowed to drive or park on sand dunes or block streets.

“We go out and hire extra people and work out schedules for different functions of the main event being Spring Break,” South Padre Island Police Chief Robert Rodriguez said.

Business was so bad last Spring Break that Elinor Bma, a manager at Coast to Coast Beachwear, said she cried last year when she looked at the store’s sales figures.

She cried again this year.

“We’re down more than 10 percent,” Bma said.

Several store and restaurant managers lingered outside their businesses Tuesday afternoon as the calm, slow traffic of pedestrians and vehicles glided past them. They all say business for this year’s Spring Break during Texas Week is slow.

“We need young blood here. These are the people that bring money here,” Bma said.

In years past, traffic en route to the Island was always bumper-to-bumper, she said. Business was always thriving. But as the law enforcement presence increased, beach-goers may have been scared away, she said.

“Most people are going to Cancun,” she said. “It’s the same amount of money and it isn’t as strict.”

Business operators didn’t mention recent heavy rains as a factor.

South Padre Island Police Chief Robert Rodriguez said traffic on Padre Boulevard has been manageable. Officers haven’t had to close off side streets this week, he said.

“Today it’s light and moderate,” he said of the traffic. “Last year it was moderate and heavy for Texas Week.”

Traffic likely will increase over the weekend, like it did this past weekend, Rodriguez said.

In years past, bumper-to-bumper traffic began at Port Isabel, recalled Danni Ghilain, a manager at Amberjack’s Bayside Bar & Grill.

“We were definitely busier last year,” Ghilain said.

Ghilain’s sister, Jenna, who is also a manager, said traffic may be slower, but business is still doing well.

“It’s been steady,” she said.

At Incredible Tattoo and Piercing, Jessica Morales said every Spring Break is different.

“It keeps going up and down, but this year, by far, has been the worst,” Morales, a manager, said.

She has worked at the tattoo shop for more than five years and said Spring Break often went by in a flash.

“Last year we weren’t really standing around,” she said. “There’s been a lot of down time (this year), which isn’t really common. Usually during Spring Break you can’t tell the days apart.”

As spring breakers glanced at the wall, discussing tattoos over the buzzing of a tattoo machine, Morales remained confident and optimistic about the rest of the week.

“It looks like people are coming out,” she said. “I just hope it picks up.”

The Texas Department of Transportation has rolled out a campaign against drunk driving for spring break.

The campaign brings out extra law enforcement to catch underage drinkers, and it also stresses the dangers of drunk driving.

"We don't want to be the cause of killing someone because we're drunk, so we always have a designated driver no matter what,” Antonio Walker, a student from Laredo, said.

Texas is number one in the country in drunk-driving deaths and almost one-third of those are 26 or younger.
